Infrared Scanning (IR scanning) is a critical and useful aspect of preventive maintenance. IR scanning is most commonly used to inspect electrical equipment and breaker panels, because excess heat is usually the first sign of trouble (though it can be used for all types of equipment). Loose connections, imbalanced or overloaded circuits, defective breakers, faulty fuses, and material defects can all lead to equipment failure, and all of that can be prevented by IR Scanning.
As all Facilities Managers know, preventive maintenance is the key to running an efficient and safe operation; particularly in buildings where an unforeseen electrical shutdown could lead to loss of life, such as hospitals or medical buildings. While most technicians and employees are probably on the lookout for potential issues or breakdowns during their day-to-day work, breaker panels are often hidden from view – and therefore will go unnoticed until an issue arises. That’s where infrared scanning comes in.
How It Works
An IR scanning tech will open the breaker panel, remove the cover of the breaker panel to see exposed circuits, and use an infrared camera to take a picture of the panel and wires. The IR scanner will reveal the heat tones that are being emitted: they might see several circuits that are black or beige, and one might be orange or red. This heat index will depict which breakers are overloaded and may break down, thus allowing the tech to repair or replace them and prevent a potentially catastrophic shutdown.
Usually, the IR scanning company will perform these scans for the entire building, creating a huge report that may not be well correlated or easy to understand. Facilities Managers are incredibly busy, and don’t always have the time to sift through hundreds of pages of documents to find critical information; which is why we decided to help. We wanted to make the IR scanning process more efficient, easy to use, and more integrated with the FM’s everyday schedule.
The SmartCSM Solution
Using the integrated IR scanning tool within our SmartCSM software, Facilities Managers will be able to instantly click over and see their past scans, recent scans, and succinct, easy-to-read reports – instantaneously. The IR scan tool will be seamlessly integrated into the SmartCSM software, so that existing platform users will already have everything they need at their disposal. This will remove the need for third party IR scanning, which often causes more headaches than help.
Our new IR scanning tool is just another example of how the SmartCSM software can be a valuable resource for facilities managers, building owners, and electricians. Everything - from IR scans to as-builds and electrical assets - is at the tip of your fingertips the moment you access our software from your smartphone or tablet.
